FOR SALE
LOT 6
$30,000, Approximately 2/3 acre
Lot Six is located on a bluff overlooking the Rio Vilcabamba, with lovely views of the river and mountains, as you see in the two photos below.
CAFÉ COSMOS:
B&B AND SMALL CONFERENCE CENTER
$200,000 for building and lot
Café Cosmos = 241.5 square meters (2600 square feet)
Lot size is 1000 square meters
Perfect for someone who wants to own an
elegant B&B and mini-conference center.
Bermed (set back) into the hillside to preserve valuable agricultural land, Café Cosmos is an elegant two-story building that enjoys lovely views of gardens and mountains.
LOT SEVEN
$40,000: 2000 square meters (half acre)
Lot Seven is located immediately adjacent to Café Cosmos and is an ideal location for building a number of attractive apartments or houses, for short- or long-term rentals.
Located on rich agricultural land, Lot 11 has a gentle slope with a couple of areas that rise up suddenly and invite creative design - perhaps a small waterfall splashing into a pool below?
Much of Lot 11 is currently covered with acacia trees, the beautiful wood we used to create the lovely curvy railings around the terraces of our house and
of Café Cosmos. This is an excellent area for creating gardens and for growing a large food forest. The rich but somewhat rocky soil here is very similar to that in our already-developed gardens and food forests.
In front of the acacia forest is a large grassy area on Lot 11, where we’ve leveled one potential building lot, shown below. This photo, shot on the leveled area, shows about half of the building site.
LOT 13
$38,000 - 1.01 acres
Like all the lots in the upper field, lot 13 also enjoys stunning views of the valley and of the picturesque village of Santorum, with the mountains beyond.
Lots still available for sale in the Downstream Farm are highlighted in medium green in the map below.
Available Lots and Property in the downstream farm:
Lot 6, Café Cosmos, Lot 7, 11 & 13
Second floor, outdoors
A large roof-covered terrace wraps around the building on two sides, offering a wonderful place to hang out - and, at night, to watch the fireflies flashing all over the fields and gardens.
Second floor, indoors
- Three lovely bedrooms, each with a private bathroom (toilet, sink and shower)
- a large elegant shared living room, with high cupola set into the roof.
First floor, outdoors
- A large roof-covered terrace wraps around on two sides of the building - a great place for writing, talking with friends, doing internet, or just enjoying the lovely views.
-A large tiled area outside the private kitchen door.
-Beautiful artisan wood railings.
First floor, indoors
- A large restaurant (or cyber cafe) area, also a great place for parties, giving classes, doing yoga, etc.
- A spacious kitchen with a private entrance.
-Two bathrooms (toilet and sink) for customer use.
-Recessed into the hillside, the first floor stays very pleasantly cool all day long. A thick ‘geo-membrane’ and French drain keep the back wall (that is built into the hillside) completely dry.
Lot 7 is flat and enjoys lovely views of the mountains and the soothing sounds of the river.
We are willing to sell some additional land in front of both Café Cosmos and Lot 7; however, we also invite the future owner(s) simply to share use of the garden space between these lots and the river - as long as all gardening is done organically.
LOT 11
$40,000 - 4600 square meters (about 1.14 acre)
Lot 11 enjoys stunning views of the valley and of the picturesque village of Santorum to the south and southwest, with beautiful mountains beyond.
This panorama photo cannot capture the expansive feeling of the vista, a lovely view that is constantly changing during the course of the day as the sun travels across the sky. At night, the sky is filled with stars and the field below is flashing with fireflies, all year round.
Utilities
Electricity and water to Lots 11 and 13 are easily accessed, as there is a nearby electric pole and the water network that supplies water to all of Barrio Santorum is also nearby. This water comes from a large natural spring in the mountains about two miles away and is excellent.
Irrigation water can be collected during the rainy season and, during the dry season, can be brought up from our irrigation canal. We recommend drip irrigation as the most cost-effective system for irrigating and can introduce you to experts to put in such a system.
Internet access is good here.
Free use of additional agricultural land
Below the lots in the upper field is a large 7-8 acre area of great agricultural land that will remain house-free. This lies just below the internal roadway that forms the southern border of Lots 10-13.
As long as the purchasers of Lot 11 and 13 agree to only grow things organically, we are willing to share the use of this area for agricultural purposes - at no additional charge.
Are you interested in living surrounded by beauty and tranquility, growing your own food and engaging in creative activities like writing, art, music, or perhaps building an internet-based business?
We have only a small number of unsold lots in the Garden of Paradise and are looking for a few good neighbors.
Lot 6 has a steeper slope at the back of the property than the other lots but still provides a very good building site for a nice house, as well as areas for terraced hillside gardens.
This is a great place for someone who loves the sound of the river running past and wants a very private location for doing art, music, writing, meditation, etc.
As long as the purchaser agrees to grow things organically, we are also willing to provide use of another flat area nearby for creating additional garden beds, if desired.
Café Cosmos
An exquisite, custom built, one-of-a-kind,
3-bedroom B&B, Healing Retreat,
or Boutique Mini-Conference Center
Café Cosmos = 241.5 sq. meters (2600 sq. feet)
Lot size is 1000 sq. meters
$200,000 for building and lot.
Perfect for someone who wants to own
an elegant B&B and mini-conference center -
especially with the purchase of adjoining Lot 7 (see below)
Set into the hillside to preserve valuable agricultural land, Café Cosmos is an elegant two-story building that enjoys lovely views of fields and mountains.
An additional terrace is in back of the building, with a lovely stone wall that runs more than the entire width of Café Cosmos.
From the upstairs terraces you can see lovely views of the mountains while listening to the soothing sounds of the river.
This panorama view looks southwest from Lot 13.
Five upper field Lots - only two are still available
The upper field behind our house includes five lots, each somewhat over an acre in size. All have lovely views and relatively level land.
The area below them will be left in agriculture, protecting the views from these lots in the future. The soil throughout the upper field has been fertilized for decades by cattle.
The photo immediately below shows the location of all five lots. Shot from across the paved road, this view foreshortens the size of the field. Just below this photo is another view that was shot from on top of our mountain, looking down at the upper field.
Located on rich agricultural land, this lot has a gentle slope. Like Lot 11, much of Lot 13 is currently covered with acacia trees, the beautiful wood we used for our terrace railings.
Lot 13 is quite level, with a slight gradient. This is an excellent area for creating gardens and for growing a large food forest. The soil, rich and somewhat rocky, is very similar to that in our already-developed gardens and food forests.
In front of the acacia forest is a large grassy area on Lot 11, where we’ve leveled one potential building lot, similar in size to the one on Lot 11.
The remaining lots for sale, described below, are all located in the Downstream Farm.
